Recites
that the legal interest in the estate of glencrutchery(containing therein part of the lands of Bemahague Balllaquayle and Glencrutchery)in the parish of onchan in the Isle of Man were then vested in the Waller Trustee and in the Pitcairn Trustee in undivided moieties-one moiety thereof having been by deed dated the 19th day of December 1844 conveyed by Arthur Guinness(since deceased) to Benjamin Lee Guinness (afterwards Sir Benjamin Lee Guinness Baronet and since deceased) and William Thomas Waller by the name of William Waller in trust for the purpose declared in the marriage settlement (thereinafter called the "Waller Marriage Settlement) of Sir Edmund Waller Baronet and Rebecca Guinness daughter of the said Arthur Guinness(but since deceased)dated the 19th day of December 1844
and the other moiety having been conveyed by the said Arthur Guinness to the said Benjamin Lee Guinness and John Pitcairn(since deceased)in trust for the purpose declared in the marriage settlement (hereinafter called "the Pitcairn Marriage Settlement")of the Reverand David Pitcairn and Mary Jane Guinness daughter of the said Arthur Guinness (both since deceased) dated the 29th October 1845 and the Waller trustee having been on the petition of the said Anna Blanche Ffennell by the High Court of Justice in The Isle of Man
(chancery division) by an order dated the 16th day of July 1890 appointed the trustee under the Waller marriage settlement and under other deeds relating to the trust property in the isle of man comprised therein specified in the said petition and order includingthe marriage settlement(thereinafter called the "Ffennell marriage settlement") of the said Anna Blnache Ffennell (then waller) and the reverand William Joshua Ffennell(since deceased)dated the 19th day of July 1875 and the Pitcairn trustee having been on the petition of the Waller trustee and the Pitcairn trustee to the trust properties in the Waller
marriage settlement and the Pitcairn marriage settlementparties to the deed now abstracted of the first second third fourth and fifth parts had conveyed certain parcels of the said Estate of Glencrutchery then called Bella Vista Sunnyside Cottage and Parkfield by way of confirmation of certain grants thereof formerly imperfectly made and recited in such deed that is to say the said parcel called Bella Vista to James Lay and William Lay trusteesunder the will of George Lay deceased the said parcel called Sunnyside Cottage to Thomas Morrison and Daniel Mylchreest trustees under an indenture of the 12th day of July 1866 made between Giles Metcalfe of the one part and such trustees of the other part and the said parcel called Parkfield to George Chilwell Heron that the said parcel called Bella Vista is subject to a yearly ground rent charge of £2:10:0 and whereas set forth in the said order on the 16th day of July 1890 the said Blanche Ffennell was subject to an annuity of £150 payable to the said Louisa Edmundina Waller under the Ffennell marriage settlement then solely entitled to the beneficial interest in the one undivided moiety of the said estate of Glencrutchery comprised in the Waller marriage settlement(save and except the said parcels called Bella Vista Sunnyside Cottage and Parkfield) that as set forth in the said order of the 6th day of April 1892 the said David Lee Pitcairn and Mary Guinness Pitcairn were then solely entitled to the other undivided moiety of the said Estate of Glencrutchery comprised in the Pitcairn marriage settlement (save and except the said parcels called Bella Vista Sunnyside Cottage and Parkfield) the said David Lee Pitcairn being entitled to such moiety subject to the Life Estate therein of the said Mary Guinness Pitcairn and whereaspursuant to an agreement made between the said Anna Blanche Ffennell and the said Louisa Edmundina Waller( party therof the fourth part)the said Louisa Edmundina Waller had agreed to discharge the Wallertrust property from the said annuity of £150 payable to her underthe Fennell marriage settlementthat the parties thereof of thethird fifth and sixth parts had entered into a contractwith the vendeefor the sale to him of the estate of Glencrutchery(save the except as aforesaid) including said rent of £2:10:0 chargable on the said parcel called Bella Vista and they the said parties of the third fifth and sixth partshad called on the Waller trustees and the Pitcairn Trustee to join with them in conveying such estateto the vendee
CONSIDERATION
5/- (RECEIPT ACKOWLEDGED) and the said Louisa Edmundina Waller
Said Anna Blanche Ffennell in consideration £6750 (receipt acknowledged)
5/- (receipt acknowledged) and the said David Lee Pitcairn and Mary Guinness Pitcairn (receipt acknowledged)
£6750 to the Pitcairn trustee paid by the vendee(receipt acknowledged)

EABENDUM?
CONVEYS to the vendee ALL AND SINGULAR the property below the said estate (save and except the aforesaid) with all appurtances thereto in anywise appertaining and also all that the said rent charge to the vendee his heirs and assigns fron the 12th day of November 1890 for ever

COVENANT by the parties thereto of the third fourth and fifth parts have good right full power and lawful authority to grant and convey the lands and premises thereby sold or intended so to be unto the vendee his heirs and assignsin manner aforesaid
